We are seeking to recruit a suitably qualified and experienced Property Manager to be based in our Head Office in Lami.

Key Responsibilities:

Property Manager is responsible overseeing and managing all CJP Group properties ensuring the buildings and grounds of the property are maintained and well-kept.
Manage daily property requirements across the Group and maintain long-range capital improvements planning through regular inspections of property for damage, contractor effectiveness, areas of improvement and risk assessment.
Maintain annual property maintenance program including effective planning and delegation of work to the properties staff ensuring department objectives and deliverables are met
Work cooperatively with vendors, contractors and tenants to coordinate and expedite the completion of work and prepare the team to respond in emergency situations
Ensure all necessary permits and approvals are obtained for property rental and repair and maintenance activities
Plan, prepare and manage department operating budgets, controlling property income and expenses, and complete required reports including weekly, monthly, quarterly leasing, variance, and capital reporting
Oversee and manage special projects including CAPEX, tender process, sourcing contractors and engineering documentation
Perform regular site visits, monitoring all on-going maintenance/construction projects performed by external contractors, including current required insurance certificates
Manage property compliance, valuations, tenancy agreement, rental collections, commercial negotiations and mandatory registers
Attend board meetings and present routine reports, including activity reports, variance reports, property inspections reports and risk assessment reports

Key Requirements:

Degree in Civil Engineering or Property/Real Estate Management
A minimum of five years’ experience as a Property Manager or in a similar role
Working knowledge of CAD, building codes, property laws and ability to read and understand blueprints
Computer literate with strong communication and negotiation skills
Established relationships with contractors and service providers
Exceptional organizational, problem-solving, and interpersonal skills
Valid Group 2 Drivers License
